Q. The contents of the property concerned realistically have no commercial value, so why do I need to get a professional written probate valuation?

A. Even in this case it is advisable to get a professional, accurate valuation, as the Inland Revenue usually requires this, and it can also help to speed up the winding up of the estate, as it is unlikely to be questioned by the authorities.

Q. The majority of the personal possessions and contents belonging to the estate are antique, and are of considerable value. Can you provide specialised valuations of high value antiques and fine art?

A. Our RICS Qualified surveyor will value the items, and provide an accurate and itemised inventory in writing.

Q. Can you advise us of the most appropriate auction where the items can be sold, and would you then be able to arrange for their sale on our behalf?

A. We have worked with many of the best auction houses over the years so we are able to suggest which would be the most appropriate for your goods.

Q. We want to retain some of the items. How does this work?

A. Any item can be purchased from the estate at the valuation price

Q. Can you arrange to have the property cleared of the residual contents and unwanted items?

A. We can organise the complete clearance any remaining items in the property or outbuildings within one working day if required.

Q. Can you deliver items to other locations that we wish to retain?

A. We can arrange delivery to anywhere to any destination of your choice.

Q. Can you value the property itself?

A. We can recommend a good local Estate Agent or Independent Chartered Surveyor if instructed.

Q. Is a probate valuation different to an insurance valuation?

A. Yes. A probate valuation is the mid range value expected of the estimated value, but an insurance valuation will be the full value of replacement, which will generally be higher.
